Overview / Responsibilities

Wood is currently recruiting a Development Manager at Principal Consultant or Associate Director grade based in any one of our Leeds, Birmingham, Leamington Spa, or Reading office. The role holds responsibility for effective delivery of client land disposals, acquisitions and development projects across the public and private sectors.

 

The successful candidate will lead and direct a development team of technical specialists, ranging from planning experts, architects, engineers and specialists in ground contamination, SuDS, utilities, ecology, historic environment, noise and air quality issues. The role will require you to ensure Clients are informed of site constraints and provide recommendations on de-risking strategies. Advise Clients on the development approach to maximise development potential, increase residual land value and optimise the construction/disposal programme.

The role will include developing Land and Development expertise within the business, growing the business by managing successful bids and mentoring less experienced individuals in land disposals, acquisitions and development.

 

Key Responsibilities

  • Ensuring a Client scope of work is clear and that development projects deliver the expected outcomes and benefits
  • Manage Client development projects to achieve timely land disposals, build starts and completions as appropriate
  • Report de-risking strategies to the Client and offer recommendations based on advice from our technical experts
  • Report technical advice to Clients on development constraints
  • Liaise with Property Consultants on the impact upon RLV, IRR and Planning Prospects
  • Manage multiple public and private sector Clients and development sites at any one time
  • Ability to plan and adequate resource work
  • Develop risk management strategies on projects, tailored to project scale and complexity
  • Interface with Planning Leads, Design Managers and Technical Leads to ensure we meet and exceed Client expectations in the quality of our technical deliverables
  • Motivate people involved in the project, understanding strengths and weaknesses to achieve a high performing team
  • Implement project management solutions and standardised tools where appropriate to deliver within time and to budget constraints
  • Implementing processes which prove value for money to the Client
  • Accurate estimating and forecasting, including Earned Value Analysis and effective change management
  • Reporting both internally and externally, including Client and Stakeholder presentations
  • Identifying issues and implementing recovery plans for projects
  • Working as an integrated member of Client organisations to support development and implementation of project management best practice
  • Prepare project management documentation such as Project Execution Plans, Quality Plans, Health and Safety Plans, Stakeholder Management Plans
  • Contract administration and interfacing with the commercial legal teams
  • Lead and support in gaining new opportunities and drafting bid documentation
  • Coordinate technical and administrative teams to develop innovative bid submissions with robust schedule and costing for fixed price projects

Skills / Qualifications

Essential:

  • Experience in a planning/architectural/engineering consultancy business
  • Significant development management experience
  • Previous experience in leading and directing a development team
  • Detailed understanding of RIBA Project Stages and Town Planning requirements
  • Detailed understanding of CDM Regulations and Health & Safety
  • Knowledge of building and reporting Development Appraisals (including understanding the impacts on and strategies to improve RLV and IRR)
  • Knowledge of the NEC3 Suite of Contracts
  • Experience of working at all stages of the RIBA lifecycle
  • Experience managing the process to de-risk development sites ready for disposal/construction starts
  • Decisive and able to work well under pressure
  • Possess excellent communication skills both verbal and written
  • Able to co-ordinate work carried out by different people and organisations
  • Excellent at time management and managing competing pressures from different projects

Desirable:

  • Use of finance system Agresso
  • Experience in Project Manager role of NEC3 EEC
  • Develop and manage schedules in Microsoft Project and/or Primavera

 

Qualifications
Essential:

  • Member of Royal Institution of Chartered Surveyors
  • Degree level or equivalent in a Property related qualification

Desirable:

  • Member of the Association of Project Managers
